SECTORAL FOCUS
Real estate developers are responsible for the creation of new real estate projects. They buy land, build structures, and sell them to buyers or tenants. Real estate development is a complex process that requires extensive knowledge of construction techniques, zoning laws, financing options, and more.
Real estate developers may work on their own or as part of a larger team. In either case, they’re expected to have an eye for detail and a strong understanding of how to make a project profitable. 
Job Description (ABUJA, KADUNA, ZARIA AND ILORIN)
The Real Estate Development Manager contributes to the company’s success by providing strategic planning, project management, and financial oversight in new build development projects while maintaining the highest standards of excellence in terms of quality. They will be responsible for delivery of the real estate development program and responsibilities will commence in the development lifecycle at the site identification and acquisition stage through due diligence to construction, sales and marketing to the ultimate handover to the subscribers. The role will be based either in the head office or regional office with frequent site visits. Every development project has challenges and issues that need to be overcome, and this role will be to deploy strong leadership and problem solving skills in order to lead the process so that budgeted cost/revenues and time frames are met and outcomes are consistent with quality expectations. 

 
CORE DUTIES
1. Strategic Planning

· Evaluates market sectors in terms of emerging opportunities.

· Monitors market/competitor trends.

· Defines and reviews project goals and constraints.

· Develops strategies for further review.

 
2. Preliminary Feasibilities

· Defines and evaluates best use options for properties.

· Develops concept designs to preliminary costing stage.

· Conducts preliminary financial analysis on preferred end use options.

· Implements risk minimization strategies to secure optimum economic and financial

returns.

· Liaises with real estate agents/consultants/prospective tenants.

 
3. Concept Design and Planning

· Develops design briefs with external consultants.

· Arranges site audits.

· Develops budget estimates/cost plans.

· Manages the design phase.

 
4. Funding

· Liaises with management to recommend appropriate procurement options and

financial risks associated with each option.

· Prepares funding proposals for management approval while sourcing for and securing investors who will invest in the various projects of the company at different stages of its life cycle.


Other Routine responsibilities include:

 Oversee regional scheduling of work in line with company goals and objectives
Performing market research to identify areas where new developments can be profitably built or existing developments can be improved
Managing the construction process to ensure that projects meet deadlines and budgets
Negotiating contracts with vendors, contractors, subcontractors, and suppliers to obtain the best possible price
Conducting feasibility studies to determine if a project is financially viable and identifying potential problems in the design or engineering phase of construction
Hiring architects, engineers, contractors, and other professionals to design and build residential and commercial buildings
Working with banks to obtain financing for a development project, including obtaining appraisals for property purchases
Identifying available land for development and negotiating purchases with owners of property
Negotiating leases with tenants to rent space in buildings being developed
Coordinating with architects and engineers during construction to ensure that designs meet local codes and regulations
Communicate and manage all issues and risks affecting the projects
Communicates project status to project participants and stakeholders accurately and on time. Develop and implement solutions to correct any deviation. 
Lead and manage a large team of professional consultants to ensure effective project delivery 
Develop and manage budgets for development projects together with the Acquisition Manager during the site acquisition phase. Appraise and profile the associated risks for development. 
Manage the site Due Diligence process in order to ensure that all development risks are identified and quantified. 
Manage the approval and permitting phase of the development process and ensure approvals are in line with company requirements. Maintain positive relationships with jurisdictions and planning commissions to ensure same. 
Manage the detailed design phase of the projects, ensuring strict adherence to corporate specifications and attention to cost management 
Managing the bidding, negotiation and construction contract process
Monitor general contractor and vendor performance during construction phase 
Ensure that the projects are effectively handed over to the company from the contract with completed documentation and in a ‘right first time’ manner. 
Ensure that the projected expenditure is under constant review and any anticipated deviations are highlighted and controlled 
Ensure that construction projects are in line with current health & safety laws and internal company requirements 
Support development efforts by working closely with other departments to determine more effective processes and tools 
Achieve that all of the above are carried out in line with Company Values 

Qualifications

BA/BS degree in Engineering, Project Management, Real Estate Development, Construction or related field
Experience working in a client side real estate development environment 
Understanding of business and management principles involved in strategic planning, resource allocation and project management
Business analysis skills, with the ability to foresee issues, develop constructive solutions and provide decisive recommendations 
Knowledge of local and state level laws and regulations regarding real estate development 
Ability to present to large groups of people 
Ability to work independently and react quickly in a demanding fast-paced environment 
Ability to manage multiple projects at one time, balance priorities and deadlines 
Ability to motivate and direct people effectively through positive leadership 
Ability to interact with diverse individuals and develop solutions to problems
