Job Summary:
















The Asset Management Coordinator


is responsible for


coordinating the day-to-day maintenance, upkeep, preservation, and service activities associated with Allied Fabricators LLC’s facilities, property, grounds, offices, restrooms,


common areas


, and other physical assets. 















This position serves as a key coordination point between the Asset & Infrastructure area, internal departments, maintenance personnel, contractors, and service providers to ensure that


c


ompany property and facilities


remain


safe, functional, clean, well-maintained, and aligned with company standards.















The role is also responsible for


identifying


and reporting wear, tear, deterioration, damage, deficiencies, and maintenance needs across company property and ensuring that corrective actions are properly tracked through completion.

















Responsibilities:

















Facilities & Maintenance Coordination

Coordinate day-to-day facility maintenance, repairs, and service needs for buildings, offices, restrooms,


common areas


, and company property.

Receive, prioritize, and track maintenance requests and work orders through completion.

Coordinate preventive and corrective maintenance activities with internal maintenance personnel and external service providers.

Monitor outstanding facility issues and escalate significant or recurring concerns 























P


roperty Inspection & Condition Monitoring

Conduct routine inspections of buildings, property, and facility assets to


identify


damage, deterioration, maintenance needs, and potential safety concerns.

Document


identified


deficiencies and


initiate


appropriate maintenance


or service requests.

Track corrective actions and verify completion of repairs and services.

Maintain inspection and facility condition records to support ongoing maintenance planning.























Grounds, Landscaping & Exterior Areas

Coordinate the upkeep of landscaping, parking areas, sidewalks, fencing, signage, exterior lighting, drainage areas, and other exterior property.

Monitor grounds and exterior conditions and coordinate required maintenance or corrective action.

Coordinate landscaping, pest control, exterior cleaning, and other contracted property services.

Help ensure exterior areas remain safe, clean, functional, and professionally


maintained


.























Restrooms, Offices & Common Areas

Monitor the condition, cleanliness, functionality, and appearance of offices, restrooms, conference rooms, break areas, and common spaces.

Coordinate repairs, cleaning, replenishment, and other facility services as needed.

Monitor facility and janitorial supply levels and coordinate replenishment.

Support office moves, workspace changes, furniture installation, and facility setups.























Procurement of Office & Facility Materials

Coordinate


purchasing of


facility supplies, maintenance materials, janitorial products, fixtures, and other Asset & Infrastructure needs.

Obtain quotes, prepare purchase requests, track orders, and


assist


with resolving purchasing or delivery discrepancies.

Maintain


appropriate inventory


levels for commonly used facility supplies and materials.

Maintain organized purchasing, warranty, and service documentation.























Vendor & Contractor Coordination











-





Coordinate scheduling, site access, and work requirements for facility vendors, contractors, and service providers.

Monitor service completion and contractor performance and communicate concerns as


appropriate


.

Maintain vendor quotes, service records, warranties, invoices, and related documentation.

Assist


with


identifying


and coordinating new service providers when needed.



























Asset & Infrastructure Support











-





Maintain


accurate


records for assigned facility assets, equipment, furniture, fixtures, warranties, and service histories.

Assist


with asset identification, tagging, tracking, transfers, and disposition.












-





Support facility improvement and infrastructure projects through scheduling, procurement, vendor coordination, and documentation.












-





Prepare basic reports on work orders, facility conditions, asset status, maintenance activities, and related expenditures.
















Requirements










Qualifications:











-



Experience: 2–4 years of experience in facilities coordination, property management, maintenance coordination, operations, procurement, asset management, or a related field.










-



Experience coordinating contractors, vendors, maintenance personnel, or service providers. 










-



Experience with purchasing, work orders, maintenance records, or facility inspections is preferred.










-



Valid driver’s license may be required depending on company operational needs.

Education


:  High


school diploma or equivalent required. Associate or


Bachelor’s


degree in Facilities Management, Business Administration, Operations, Asset Management, Engineering, Construction Management, or


a related


field is preferred.




























Knowledge, Skills & Abilities

Basic knowledge of building and facility maintenance.

Understanding of


preventive and corrective maintenance principles.

Ability to


identify


common facility deficiencies and signs of wear and deterioration.

Basic understanding of plumbing, electrical, HVAC, lighting, flooring, doors, fixtures, landscaping, and general building systems.

Knowledge of purchasing and


vendor-management


processes.

Proficiency


with Microsoft Office, particularly Excel, Outlook, and Word.

Ability to use maintenance, work order, inventory, procurement, or


asset-management


systems.

Strong organizational and recordkeeping skills.
