Η νέα κλίμακα για εισοδήματα από ακίνητα, με μείωση του συντελεστή στο δεύτερο κλιμάκιο, δείχνει την προσπάθεια να γίνει πιο φιλικό το περιβάλλον για τους ιδιοκτήτες με μέτρια εισοδήματα από μισθώματα. Σωστά συνδυασμένο με την τριετή απαλλαγή, μπορεί να ενισχύσει περαιτέρω το κίνητρο για σταθερές μακροχρόνιες μισθώσεις. Τι πρέπει να προσέξουν οι ιδιοκτήτες: Για να μη χαθεί το όφελος στην πράξη, χρειάζονται σωστή ενημέρωση και καθοδήγηση: • Έλεγχος του ιστορικού χρήσης του ακινήτου τα προηγούμενα χρόνια. • Σαφής σύμβαση τουλάχιστον τριών ετών. • Επιβεβαίωση ότι το ακίνητο πληροί τα όρια επιφάνειας. • Κατανόηση της συνέπειας της αναδρομικής απώλειας αν υπάρξει επιστροφή στη βραχυχρόνια μίσθωση. Ένα βήμα προς μια πιο ισορροπημένη αγορά Η αγορά ακινήτων δεν χρειάζεται επιδοτήσεις χωρίς στόχο. Χρειάζεται κίνητρα με κατεύθυνση. Η τριετής απαλλαγή φόρου για μακροχρόνιες μισθώσεις είναι ένα τέτοιο κίνητρο: συγκεκριμένο, με προϋποθέσεις, που στοχεύει να αυξήσει την προσφορά κατοικιών για όσους τις χρειάζονται για να ζήσουν. Θα λύσει τη στεγαστική κρίση από μόνη της; Όχι. Μπορεί όμως να ανοίξει πόρτες που σήμερα είναι κλειστές. Και αυτό από μόνο του είναι σοβαρή αρχή. Όπως λέμε και στο μεσιτικό πεδίο, το καλύτερο ακίνητο δεν είναι αυτό που “υπάρχει”, αλλά αυτό που “επιστρέφει” στην αγορά την κατάλληλη στιγμή. 1d
